Please read your Vacation Rental Agreement. Any monies received by Georgia Mountain Rentals for occupancy of vacation property indicated the acceptance of the terms of our Vacation Rental Agreement in full. All policies are strictly enforced. It is the responsibility of all guests (and members of their party) to be familiar with all policies pertaining to rental.
There is a two night minimum year round. With the exception of major holidays, which require a three night minimum. Your reservation must be confirmed by phone with a rental agent at Georgia Mountain Rentals. A portion of the total rental fee is required in advance to hold your reservation; we accept Visa, MasterCard, Discover, American Express, and Money Orders. Balance is due 14 days prior to arrival. (WE DO NOT ACCEPT PERSONAL CHECKS) Please reference reservation dates and order # when sending money order. Upon receipt of deposit, confirmation and directions to our office will be mailed, faxed or emailed to Guest. Credit Cards will be charged upon receival of reservation.
CHECK IN TIME
Check in time begins at 3:00 p.m. EST. While we make every effort to have your unit ready promptly, during peak season, there may be a slight delay and your patience is appreciated. All charges must be paid in full before access is given to the cabin.
CHECK OUT TIME
Check Out is 11:00 a.m. EST. Guest not departing as agreed will be subject to an additional charge. Place keys back into lock box and a courtesy call to check out is appreciated! No return to our office is necessary.
EXPRESS CHECK IN
Express Check In can be set up for certain units. If available, once your balance has been paid and Georgia Mountain Rentals has received the required singed documents, you will receive an email with directions to your rental. The lock box code will be given on the day of check in, only. Check in time is 3PM, unless an early check in has been authorized with the office. Unauthorized early check in will result in a penalty charge of a full day rent (current advertised rental rate plus taxes).
Reservations cancelled 14 days prior to arrival will receive a full refund minus the cancellation fee and tax, $34.50. Cancellations made within 14 days of arrival will results in a complete forfeiture of monies paid to date. Applicable refunds will only be issued to the credit card used for initial deposit. The above includes moving of dates or switching units.
We can not refund monies or relocate guests due to malfunctions in equipment (i.e. TV, VCR, DVD, gas log fireplace, jetted tubs, hot tubs, pool table, gaming system, small appliances, ect. ) or inclement weather conditions. All refunds are the decision of management based on individual's situation and request. Refunds will be prorated and issued by accounting within 2 weeks. No Cash Refunds are given. No refunds will be issued because of early departure.
Guest(s) shall leave premises in neat and undamaged condition. All cooking and eating utensils must be washed and put away. All food must be removed from the refrigerator and cabinets. Smoking is not allowed in any of our units. Failure to follow any of these rules will result in additional charges to the guest(s) credit card. Trash pick up is preformed after check out. If you have an excessive amount you can bring it to the dumpster at the office, or If you prefer we come and pick up the trash.
WILDLIFE & PEST CONTROL
Your vacation rental is treated once a month for insects. Unfortunately, on occasions, these creatures still find their way indoors. While we cannot refund any monies for insects, should it arise, we will take the appropriate measures to correct the problem.
In the North Georgia Mountains there are a number of different animals and wildlife species you may encounter. It is imperative that you DO NOT FEED ANY ANIMALS you come in contact with. Feeding the animals directly or by not securing you trash can result in bodily injury or death.
We can not guarantee any road surface conditions. Most roads in our area are well maintained, but they are curvy and steep. Some units may have gravel driveways or roads. While these roads are routinely maintained, they may be bumpy at times. In the late fall, winter, and early spring it is not uncommon to occasionally have hazardous road conditions. It is strongly recommended that all guests during these seasons have four-wheel drive and/or chains. Winter road conditions and maintenaince are not guaranteed. We do not refund due to road conditions. You are responsible for your transportation. We cannot provide transportation nor are we responsible for any towing charges you may incur during your stay. If the weather permits you from leaving on your scheduled departure date, you will be responsible for the additional night(s) rent.
A cleaning fee is charged for each reservation. This fee may be higher for a one night rental. Please call the office for fee amount.
Guest(s) are required to leave the property in the same general condition it was when Guest(s) arrived. Dishes should be cleaned and put away. All food must be removed from the refrigerator and cabinets. All garbage must be put in garbage cans and not left scattered around the cabin. Furniture must be placed in its original location. All dirty linens and towels must be placed in bathroom tubs. If additional cleaning is required, appropriate charges will be deducted from your security deposit. Guest(s) is responsible for any damages, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy. Agent(s) walk through each property after check-out to ensure the property is left in good order. Agent(s) will make final determination of the necessity for any charges to Guest(s).
Hot tub rules are clearly posted and these rules must be adhered to at all times. Hot tubs are cleaned prior to guest arrival. There is a $35.00 fee if a guest requires an additional cleaning of the hot tub during their stay. Your security deposit will be forfeited if hot tubs are found with bodily fluids or food left in tub. Hot Tub covers are for insulation purposes and are not designed to support a person or persons. Guest(s) will be charged a replacement fee for those Hot Tub covers that are damaged during the renting of the property.
All of the vactaion rentals are individually owned with Georgia Mountain Rentals having no ownership interest. Each property reflects the taste of each owner. We cannot be held responsible for any changes made by the owners in furnishings or amenities supplied. Rental guests understand and agree that we accept families and responsible adults over the age of 21* only. Georgia Mountain Rentals reserves the right to not accept any Fraternities or Sororities as Guests in any property.
Guest(s) also agree that the premises shall not be occupied by more than the number of people stated on the reservation. If the unit is occupied by more than the number of people stated at the time of check-in, an additional fee will be charged. Guest(s) in use of the property shall not offend or disturb neighbors in any manner. The use of firearms or fireworks is strictly prohibited. No drinking ALCOHOLIC BEVERAGES by persons under the legal age of twenty-one (21) is allowed. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking at the rental property, this rental agreement shall be terminated and the Guest(s) evicted. Illegal drug use is strictly prohibited. Quiet time is from 11pm til 9am.
If Kegs are found on properties it will result in immediate eviction.
*All luxury properties are available to responsible adults over the age of 25.
Weddings/Reunions/Large Parties are not permitted at any property represented by Georgia Mountain Rentals without expressed permission from a Georgia Mountain Rentals representative. Additional fees will be required if approved by GMR; this price will vary for the specific property.
Immediate eviction, with no refund will occur for violation.
ALL keys must be returned to the lock box at the time of check-out. Guest(s) are issued two set of keys at check-in. As our properties are privately owned, the Guest(s) are responsible for any lost keys. In the event that keys are lost and the property must be re-keyed, the Guest(s) will be responsible for the cost of this procedure.
Most properties are equipped with local telephone service. Guest(s) agree to make all long distance calls with calling cards or personal cell phones.
Fireplaces are seasonal and are non-operational from May through September. Firewood is not provided for cabins with wood burning fireplaces. It can be obtained from local markets at reasonable rates. However, most of our cabins are equipped with gas logs.The gas logs are NOT to be rearranged for any reason!
Smoking is not permitted inside. Outside smoking is permitted but please do not litter. Failure to obey this rule will result in a charge to Guest(s) credit card in the amount of $150.00
You acknowledge that NO PETS are allowed in or on the premises unless an Agent has expressly authorized. Pet should be listed on reservation. There will be a $50.00 non-refundable fee. Pets found in properties that are not approved will result in loss of security deposit. Should you have an UNAUTHORIZED pet on premises will result in eviction and loss of rentals and security deposit. NO pets are allowed on furniture. If cleaners find that pets have been on furniture there will be a $100 charge for extra cleaning. All pets need to be cleaned up after, if not there will be a $100 charge for cleaning up yard and surrounding area.
WHAT WE SUPPLY
A basic supply of linens, towels, paper towel, soap, dish detergent, toilet tissue, paper towels and trash bags are provided in each property. Bed linen and bath towels are not changed during your stay. The start up set of soap, toilet tissue and trash bags is not replenished; we suggest you bring extra items for longer stays.
LOST & FOUND
We make every effort to locate and return lost items, but will not be responsible for things you left, and we don't find! When you leave something behind, call Georgia Mtn Rentals and we will alert housekeeping of the missing item(s). If found we will have it shipped to you at your expense. Lost and Found items unclaimed after 30 days will be turned over to local charities.
Information regarding individual listings is believed accurate but can not be guaranteed. We will be happy to confirm all data contained herein or answer any questions you may have prior to booking your reservation.
Rates posted are nightly rates with the exception of the weekly rate. Rates for holidays, special events, and weekends may be higher. Rates do not include the applicable taxes and are subject to change. Most of our properties can be rented with a two-night minimum year round. Minimum night requirements may vary for holidays and special events.
Double booking are rare. In the event that Guest(s) reservations for rental property overlaps or matches the reservation of another tenant, Agent(s) reserve the right to relocate Guest(s) to a different rental property within the Agent(s) rental program or that of another company. Every effort will be made to ensure that the replacement property is reasonably comparable to the original property booked. Agent(s) shall have the sole right to select such replacement rental property. Agent(s) agrees to pay any additional charges due in excess of the rental amount for the rental property, and refund any amounts paid by Guest(s) in excess of the replacement property rental amount. Guest(s) will have the option to (1) accept the replacement property or (2) reject the replacement property and receive a refund of all rents and fees paid for the rental property. Guest(s) agree that Guest(s) choice between these alternatives will be Guest(s) sole remedy for any and all damages, liability, or inconvenience arising out of the double booking.
RIGHT OF ENTRY
Guest(s) agree that the Agent reserves the right to enter the rental property anytime to investigate disturbances and check occupancy. An authorized employee or authorized repairman may enter the premises during business hours for any purpose connected with such repairs.
INDEMINIFICATION AND HOLD HARMLESS
Guest(s) agree to indemnify and hold harmless the Owner and Agent(s) for any liabilities, theft damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). A material breach of this Agreement by Guest(s), which, in the sole determination of the Agent, results in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s). Violation of any of the rules contained herein will result in IMMEDIATE EVICTION and forfeiture of rent and security deposit.
AGENCY DISCLOSURE: Georgia Mountain Rentals serves as the agent & representative of all owners of vacation properties in its rental program, and is acting at all times, in and for the best interests of the owners.
A personal check for the final payment can only be accepted if received 14 days prior to the date of arrival. We cannot accept personal checks at check in.
Smoking in properties, and pets in non-pet properites that have pets will be charged $200 to $500. depending on size of property.

I agree to pay all rent and/or any outstanding long distance phone charges, accept all terms of the lease agreement and accept all liability for any damage beyond normal wear and tear during the term of my lease with GEORGIA MOUNTAIN RENTALS. If I fail to do so I understand that these costs will be charged to my credit card and possible loss of security deposit.
I hereby give Georgia Mountain Rentals permission to charge 50% of the total nightly rate plus tax to my credit card. I understand the balance due 14 days before check-in.
